Bookings, collections and revenue tell three different stories

Developer results can help explain the business of real estate. Read the reporting period and the definitions before comparing companies or connecting a stock-price move to local housing demand.

DLF’s investor page publishes financial results, corporate presentations and stock identifiers.

A listed company’s disclosures concern that company and its reporting perimeter; they are not a census of the Indian housing market.

Why it matters

Bookings describe contracted sales under the company’s definition. Collections describe customer cash received. Recognised revenue follows the applicable accounting policy. A large launch can change bookings before homes are handed over. Share prices also reflect expectations and broad market conditions. Compare like periods and definitions, then read the notes on debt, cash flow and delivery.

Read operational activity and accounting together

Create separate columns for contracted sales, customer collections, recognised revenue and delivery milestones. Read the issuer’s definitions and reporting perimeter for each measure. A quarter with strong bookings may reflect new launches whose collections and handovers extend over later periods.

Compare the same reporting period and business scope. Standalone and consolidated figures can cover different entities, and a quarterly number should not be compared directly with a nine-month total. Record units and whether a figure is gross, net, attributable or stated on another basis.

Translate company news into a property question

A developer’s financial report can help explain its operations, but a buyer still needs the records for the specific project and phase. Ask about progress, delivery commitments and the entity named in the sale agreement. A favourable company headline is not a substitute for those checks.

Build a short tracking sheet across successive reports: launches, bookings, collections, delivery and disclosed cash or debt measures. Note changes in definitions before drawing a trend. Avoid interpreting a share-price movement as evidence of transaction prices in a locality; these describe different markets.

Before you decide

Keep a research sheet with period, bookings definition, collections, operating cash flow, debt measure and disclosed launch pipeline. Use the issuer’s filing for each figure; avoid mixing standalone and consolidated results.

  • Use consistent periods, units and company scope.
  • Keep bookings, collections and revenue in separate columns.
  • Read cash-flow and debt definitions alongside headline figures.
  • Check project-level records independently of company performance.
