Public-property auctions: what to check before you bid

NLMC lists a 5 November notice inviting applications for residential flats at Prayagraj and Chennai. Read the property-specific terms before deciding whether to take part.

The NLMC tender index dates the residential-flat notice 5 November 2026.

The index describes an open public e-auction on an as-is-where-is basis. It does not establish the suitability of a particular flat.

Why it matters

A tender notice starts a document review, not a purchase recommendation. Identify the unit, inspection arrangements, reserve price, deposit, payment deadlines and possession terms in the actual documents. Check whether a corrigendum changes a date or condition. Keep professional review costs and your own financing timetable in the budget.

How to read the auction opportunity

Start with the individual lot rather than the city headline. Record the flat number, building, floor, stated area and the area definition. Match these details across the notice, property schedule and inspection record. An auction process can offer a way to discover property, but the advertised description is only the starting point for assessing what you would actually acquire.

Build a calendar from the latest sale documents. Include registration, inspection, earnest-money deposit, bidding and payment milestones. Ask which steps require cleared funds and which conditions govern refund or forfeiture. Keep a dated copy of amendments alongside the original notice.

Inspect the flat and budget beyond the bid

During an inspection, record access, occupancy, visible condition, shared services and repairs. Ask the seller for the possession process and documents available for independent title review. Clarify responsibility for outstanding maintenance, utilities and other dues in writing.

Your maximum bid should leave room for transaction costs, professional review, repairs and a funding buffer. Confirm lender willingness to finance the specific auction property and its payment schedule before relying on a prospective loan. A sanction in principle may not match the auction deadline.

Before you decide

Open the current notice, record its document version and resolve title, condition, dues and possession questions before bidding.

  • Match the precise lot and area across all documents.
  • Inspect and record occupancy, condition and access.
  • Obtain independent title and dues checks.
  • Set a maximum all-in budget and a verified funding timetable.
